In an industry that often celebrates the individual — the top producer, the recognizable face, the star agent — Robert Hryniewicki, Adam Rackliffe, Christopher Leary, and Micah Smith have built something different. Another advantage for the team is that with four partners, one is always available to answer a call, show a property, or respond when circumstances suddenly change. They don't hand off showings to assistants. They don't believe in lockboxes, and jokingly refer to them as “lazy boxes.” Instead, one of the partners personally represents the seller during every showing, believing there is no substitute for experience when welcoming buyers into a home, answering questions and representing a client's interests face-to-face.

Appointments aren't simply divided according to who's free. Sometimes one partner has a longstanding relationship with another agent who can help build rapport during a showing. Sometimes another has worked with an appraiser previously. Every assignment is made strategically because they believe relationships matter.

Communication, too, is key so that a busy schedule among four doesn't turn into chaos. Each evening, the four meet together in person at their City Ridge offices to review the following day's schedule. A contract accepted at 9 that night after their meeting can completely reshape the following day. Or a buyer heading out of town may suddenly need to tour a property within hours. By 8 the next morning, an active group text is already underway as they coordinate appointments, discuss developments in real time, and adjust priorities. “Then we put on our suits, get in our cars, and we hit the gas,” says Rackliffe.

Behind that coordinated approach is a friendship built over many years. Each grew up in working-class families and credits those upbringings with teaching them the value of hard work. They built their careers from the ground up together, and, over time, developed a level of trust where they often finish one another's thoughts almost instinctively. They speak about their own families, the family they've created within the partnership, and the way they care for clients.

Buying and selling a home is deeply personal, and the partners acknowledge they often find themselves helping clients navigate far more than contracts and inspections. They've been described as psychologists, marriage counselors, and lawyers. “While we are none of these, we wear many hats in our roles as luxury real estate advisors, and we happily meet our clients wherever they are in their stage of life,” Smith says.

Hryniewicki recalls advice he received from a mentor 20 years ago: Imagine every new client sitting across the table is your own parent, and what do they want to do? “Everyone has a different goal that they want to achieve,” he says. “Most of the time it's ‘I want the most amount of money for my house.’ And we're very well versed in that. And sometimes buyers say, ‘I want a legacy house. I want a family house in this neighborhood.’ So it's, really just identifying what you're looking for and then using our skill set and our network to try and achieve that.”

The qualities the partners hope clients remember most is authenticity. “We're business people,” Leary says. “We're not here to get someone to do something. We're here to advise when what they're doing is a smart move for themselves and their family.” Clients deserve straightforward advice, even when it may not be what they hoped to hear. The partners compare their role to that of a trusted physician: when people seek professional guidance, they want the truth, not simply reassurance.

Rather than defining themselves as neighborhood specialists, HRLS partners describe themselves as experts in their market segment. Their business covers Washington, Maryland and Virginia, primarily inside the Beltway, allowing them to advise buyers throughout the Capital Region rather than limiting themselves to a single neighborhood. Because clients often consider multiple communities before deciding where to live, they believe understanding the broader regional market is essential.
